<p>This large addition and renovation project involved the relocation and enlargement of most of the ground floor rooms (kitchen, dining &#038; family room) as well as the extension of two second floor bedrooms and the creation of a new master <span id="more-12"></span>bathroom &#038; dressing area. A finished basement was also incorporated with generous views to the backyard ravine. A stone base consistent with the original house was used for the addition to tie the work together. Much larger windows and doors were installed in the addition to take advantage of ravine views and sun exposure. Several hard landscaping elements including two terraces and a water feature integrate the house with the landscape.</p>

<p>This existing 1 1/2 storey home is located in the Wendigo Way enclave in Swansea on the edge of High Park in Toronto&#8217;s west end. The proposed addition and renovations involved the construction of a side yard addition to the north including <span id="more-93"></span>a new single car garage and mud room on the ground floor and a new bedroom on the second floor. A smaller single storey side yard addition was built on the southern face of the house facing into the large expansive yard area abutting High Park. To take advantage of the opportunity presented by the side yard sloping grade, an excavation was made to permit the southern side yard addition to have a basement walk out. This permitted the renovated basement area to have a much more light filled feeling and greatly improved the quality of the space. Dormers were added to the existing second floor to improve natural lighting and ventilation as well as to offer up views to the park. Exterior materials (brick, stone, siding and painted wood trim)  were used to unify the appearance of the finished house.</p>

<p>This rear yard addition project involved the demolition of an earlier existing addition. A new full basement and ground floor space was added spanning across the full width of the older original <span id="more-90"></span>home. The ground floor space was configured as a garden room with seating overlooking the garden to the south and a built in breakfast nook to the north adjacent the kitchen. The kitchen was also renovated with custom cabinetry designed to suit the decorating style of the new addition. Extensive glazing was used on the garden facing facade and custom roof skylights were installed over the new space. The basement addition increased the space for the existing recreation room and also provided a generous walk out. Large basement windows were installed to take best advantage of the opportunity for natural lighting and ventilation. Space under the existing deck was reconfigured with new access from the walkout for garden storage.</p>

A rebuilt garage further forward of the existing one allowed for the expansion of the kitchen behind and the creation of a new <span id="more-75"></span> breakfast area and side entrance to the garden. A large second floor front dormer addition greatly improved an existing middle bedroom. This addition continued and allowed for the creation of a new master bedroom with ensuite bathroom over the garage addition below.</p>
